Arizona families stay in home after short sale with help of Housing Angels

Many Arizona homeowners facing foreclosures and short sales now have an option that could keep them in their home and pay off debt, thanks to local investors or “Angels”. The program is called Housing Angels, and is founded by David Dziedzic of RealCore Realty in Phoenix. It is the first of its kind to bring a win-win-win situation to the depressing real estate and financial situations perplexing the homeowners in Arizona.
An award winning realtor, Dziedzic always had a passion for helping clients and his community. Not only to purchase their home, but how he could be there after the sale was over. Dziedzic and RealCore Realty were also instrumental in helping Hurricane Katrina victims by putting them into a home with a year’s free rent. His business grew large in part by the referrals he received from happy clients and when the market took a downward turn and people started to lose their homes Dave once again stepped in with a solution.
That’s when the Housing Angels was formed. This organization helps people stay in their homes, make good on their debts and increase prosperity in their neighborhoods. The “Angels” are local investors who purchase the house on a short sale, rent back the home to the family, and when they are back on their feet financially, sell it back at current market cost. The first “Angel” to step in is “Ron”, a Paradise Valley multi-millionaire. Ron was diagnosed with cancer last year, and while he knew his family would be financially set, he also wanted to see how he could help more people and give back to his community in a unique way.
“Many homeowners going through short sales and foreclosures will let their home go, causing damage and more problems that banks have to deal with down the road,” said Dziedzic. “I am confident Housing Angels will prove to be a success and smart idea for our community because there are numerous ways a homeowner can be helped. They can stay in the same home and rent it, or they can downsize and move to a more affordable area with our assistance or they can research and learn more about loan modifications if they don’t want to resort to selling.”
Not all banks will approve this type of program where a homeowner can stay in the house they short sell. That is why Housing Angels offers numerous options and assistance for homeowners, including tax and legal help, credit counseling, loan modification and state information support from their group of experts. The realtors working with the Housing Angels are certified short sale experts.
RealCore Realty International is a Phoenix, AZ company that helps homeowners facing foreclosure through a program called the Housing Angels. Since the beginning of the year the Housing Angels has helped homeowners stay in their home through a leaseback program once their home is sold through a short sale. Investor or Angels purchase the home at a reduced price and enter into a leaseback program while the former owner prepares to buy the home back in one to three years.
